Microinvest Hotel Pro or Saitami: a comparison for hotels (2026)
Microinvest Hotel Pro (999 EUR per workstation or 69 EUR per month excluding VAT) versus Saitami's hotel system: 13 criteria with sources, a three-year cost breakdown, ESTI, Booking.com, locks and codes, a website with room selection and card payments, and screens from the working demo.
For hotel and guesthouse owners who have a quote for Microinvest Hotel Pro and want to know what else is available before they sign.
Saitami is a hotel system that works in a browser and on a phone: a website where guests choose the exact room from the floor plan and pay by card with no commission, a room calendar, an SMS door code for every reservation using locks that are already installed, guest details entered by the guest, an ESTI file generated with one click, and an owner's dashboard. You pay once, €3,000-€29,300, across 98 of our quotes as of 14 August 2026, and the code and data belong to the hotel. Microinvest Hotel Pro is a Windows program on the reception computer: 999 EUR for the first workstation, 699 EUR for each additional workstation, or 69 EUR per month, excluding VAT.
That is why we recommend Saitami to hotels that want more direct bookings, less dependence on platforms and check-in without a receptionist. The reception program covers the front desk. With Microinvest, the website, doors and self-check-in guest require separate products: Quendoo for channels and an entrance terminal for check-in.
Everything about Microinvest here comes from its own website and the program's changelog, reviewed on 17 October 2026, with a link to every source. The reason for this comparison is real: a small hotel near Pazardzhik received an offer for Microinvest Hotel Pro with an ID document reader and asked us to compare the options. We are already at the contract stage with them.
Saitami: hotel system
Our recommendation for a hotel that sells through its own website and wants guests to check in by themselves: choose the exact room and pay by card without commission, get a door code for the existing locks, collect guest data without retyping, submit ESTI with one click, and manage everything from your phone. You pay once, and the code and data belong to the hotel.
Microinvest Hotel Pro
Windows software at reception, with a licence for each workstation or a subscription. Receipt issued by the software (SUPTO No. 790), restaurant on Microinvest Sklad Pro, document readers, lock cards, channels through the separate Quendoo platform, and self-check-in through an entrance terminal.

Why we recommend Saitami for hotels in 2026
A hotel benefits most from three things: bookings through its own website with no commission, fewer hours at the front desk and data that does not have to be re-entered. Saitami's system is built for exactly that:
1. Direct bookings. The website and system are one integrated solution: guests choose the exact room from the floor plan, see which rooms face the garden and which face the car park, and pay by card through Stripe. Bookings made through the hotel's own website carry no platform commission. 2. A hotel without a receptionist. Every reservation gets its own door code by SMS. It is valid from check-in until check-out and deactivates automatically, using the TTLock locks that are already installed. No entrance terminal or cards are needed. 3. Guests enter their details themselves before arrival, the register is populated from that data, and the ESTI file is generated with one click. 4. Everything is on your phone: the calendar, rooms, cleaning, finances and alerts, on Android and iPhone. 5. The system is yours: the code, database, domain, Stripe account and master lock profile are in the hotel's name. No licence for each workstation, no per-room fee and no subscription.
Microinvest Hotel Pro in 2026: what its own changelog says
Microinvest describes Hotel Pro as "fourth-generation hotel software" for family, business and city hotels, eco complexes, guest houses and rental villas. The version as of 17 October 2026 is 1.00.033, released on 11 August 2026. The installation is 567 MB, and the program runs on Windows 7, 8 and 10 with an MSSQL database. In other words, it is a program that lives on the reception computer, not in a browser.
The latest versions added the Microinvest MyHotel mobile app for iOS, a history of every action on a reservation, logos in documents and faster reading of personal documents. Earlier updates added the connection with Quendoo for online reservations and channels, the FIAS protocol for locks and cards with partner Biodit, the self-check-in terminal, reports by email and a tool for converting the database to euro at the 1.95583 exchange rate.
The list also shows how everything is organised: the reception is in the program, channels are in Quendoo, unattended check-in goes through an entrance terminal, and locks work with cards via FIAS. These are separate products with separate prices. With Saitami, the website, channels, doors and guest are all part of one system.
What each option costs over three years: one calculation
Let us take a hotel with 20 rooms, two reception workstations and a restaurant. With Microinvest, the one-time option costs 999 EUR for the first workstation and 699 EUR for the second, or 1,698 EUR excluding VAT. The package with the restaurant costs 1,499 EUR for one workstation. The subscription is 69 EUR per month per program, or 2,484 EUR over three years. Quendoo for channels, the document reader, a Windows computer, the fiscal device and, for unattended check-in, the entrance terminal are all paid for separately. The prices for Quendoo and the terminal are not published, so you have to request them.
A Saitami system for the same hotel costs €3,000-€29,300 as a one-time payment, across 98 of our quotes as of 14 August 2026, with the hotel systems we have quoted this year in the lower half of the range. Support costs €100-€350 per month and is optional. There is no monthly per-room or per-workstation fee, no commission on bookings through the hotel's own website, and you pay only the card processor's fee.
Microinvest's licence costs less on day one. The difference is recovered from two areas that the reception program does not cover: bookings through the hotel's own website with no platform commission and the reception shifts that a hotel without a receptionist no longer pays for. Run the numbers using your own figures: how many nights per month come from platforms and how many hours per day someone spends at the reception desk.
The hotel near Pazardzhik: the two offers side by side
The owner of a small hotel near Pazardzhik wanted something specific: bookings from the website and platforms, card payments, a door code, and not a single employee on site. In the meantime, he also received an offer for Microinvest Hotel Pro with an ID document reader and asked us which one he should choose.
We told him that reception software solves half the task, while for a hotel with no one on site, the other half is the doors, the website, and the guest who checks in by themselves. The locks in his hotel are TTLock and are already installed, so Saitami's system covers everything without new hardware. He chose us, and we are at the contract stage.
Before discussing the price, he wanted the contract to include everything that concerned him: every fee after purchase, listed by name; confirmation that there was nothing else to buy beyond the offer; the guest journey from Booking.com to the door; how ESTI is submitted; what happens if the internet goes down; and what he receives if he stops working with us. We wrote everything down.
You already have Hotel Pro: add the website and doors from Saitami
If the hotel already runs on Hotel Pro, the receipt is issued by it and the restaurant runs on Microinvest Sklad Pro, you do not need to replace the reception system. We can build the guest-facing part: the website with the floor plan, card payments and door codes, and connect it to Hotel Pro. In its list of changes, Microinvest says that the program has an application programming interface (API) for connecting to external applications.
We have not built such a connection before. Before preparing an offer, we will request the interface documentation from Microinvest and check whether it provides the available rooms, the reservation record and the room number. We will tell you the result before you pay anything.
What to ask before you sign
These are the questions we ask ourselves and recommend for any hotel program:
1. All fees for the first three years, listed by name: licence, subscription, additional users, Quendoo or another channel manager, SMS, support and updates. 2. What hardware you need to buy: a Windows computer, reader, fiscal device, terminal, new locks or cards. 3. ESTI: a file you upload every day, or automatic submission through the “system-to-system” channel, for which the hotel submits an application. 4. What happens if the internet goes down, the reception computer stops working or the connection to Booking.com fails, and how long it takes to fix each issue. 5. What you receive if you stop: the data in an open format, the domain, access to the locks and the code. 6. Who answers the phone on a Sunday evening during the season.
What we have not done so far
As of 17 October 2026: we do not provide SUPTO and do not have our own connection to the NRA; the receipt is issued by the hotel's cash register software. The connection to Booking.com, Airbnb and Expedia is described in the offer and contract and recorded as a separate line after verification. We have not connected a system to Microinvest Hotel Pro and have not built an entry terminal because the SMS code replaces it. Automatic submission to ESTI is recorded in the contract as the next step, after the hotel's certificate; today, the system creates the file with one click.
Real systems and solutions you can open
Website with exact room selection from the floor plan, online booking with payment and a door code, plus the owner's dashboard. Sample data.
Direct bookings from the hotel's own website, with no commission for guests who book there; English and German.
Calendar with available time slots, customer bookings and reminders: the same logic as available rooms.
Saitami if:
- you want more bookings from your own website, with room selection and commission-free card payments
- the hotel will operate without a receptionist and the locks are already installed
- you want guests to enter their details themselves, with ESTI generated in one click
- you want the entire system on your phone, with pricing, room and event rules set up your way
- you want the code, data and profiles to belong to the hotel, with no licence or per-room fee
Hotel Pro stays at the reception desk if:
- the fiscal receipt must be issued by the hotel software
- the restaurant already runs on Microinvest Sklad Pro
- then add the website, payments and doors from Saitami to it

Frequently asked questions
Microinvest Hotel Pro or Saitami?
Saitami for a hotel that wants direct bookings from its own website with room selection and card payments, receptionist-free check-in using codes with the existing locks, and a system that is entirely its own. Hotel Pro covers reception on a Windows computer. Saitami's system costs €3,000-€29,300 one-time, across 98 of our quotes as of 14 August 2026.
How much does Microinvest Hotel Pro cost?
According to Microinvest's website on 17.10.2026: 999 EUR one-time for one workstation, 699 EUR for each additional workstation, or a 69 EUR monthly subscription with new versions. The “Hotel - Restaurant” package is 1 499 EUR one-time. All prices exclude VAT. Quendoo for the channels, the self-check-in terminal and the hardware are paid separately.
Can a hotel operate without a receptionist?
Yes. With Saitami, the guest receives a door code by SMS, valid from check-in until check-out, and enters using the TTLock locks already installed; they enter their details online themselves. With Microinvest, this is done using a self-check-in terminal at the entrance and room cards.
Does the system submit data to ESTI?
With Saitami, guests enter their details themselves, the register is populated from that data, and the ESTI file is generated with one click. Automatic submission is included in the contract as a next step. Microinvest mentions integration with ESTI and exporting guest data. Ask them whether submission is via a file or automatically.
Does it connect to Booking.com?
With Saitami, two-way calendar connectivity is part of the system and is specified in the offer and contract. Microinvest Hotel Pro connects through Quendoo, a separate channel and reservations platform that requires an API key, with pricing available on request.
Does it work in the cloud and on a phone?
Saitami's system works entirely in a browser, on a computer and any phone. Hotel Pro is a Windows program with an MSSQL database on the reception computer. For phones, Microinvest offers the MyHotel app for iOS and Hotessa for housekeepers.
Can I keep Microinvest and add the website and door codes from Saitami?
Probably yes. Microinvest says that Hotel Pro has an API for external applications. We have not built this type of connection before, so before preparing an offer, we check the interface documentation and tell you whether it provides the available rooms, reservation details and room number.
